RENTAL POLICIES

Ownership of Homes

All Cool Ruidoso.Com properties are privately owned vacation homes. The owners have contracted with Cool Ruidoso.Com to make their homes available to guests during periods their homes would otherwise be unoccupied.
Although very rare, occasionally a home can become unavailable due to circumstances beyond our control; therefore, we must reserve the right to move you to the most comparable accommodations we have available.

Amenities

The homes and condos are equipped as stated in the individual write-up for the home/condo. It should be remembered that if a property does not list a particular amenity, such as hot tub or air conditioning, it does not have that amenity.

Phone Reservations

When reserving a home by phone and you provide your credit card number, your expiration date and your name as it appears on your credit card you are agreeing to authorize Cool Ruidoso.Com and your Credit Card Company to charge to your credit card any required deposit/payment for your lodging accommodations and payment for any damage incurred to the property during your occupancy. No signature is required.

Rental Charges

The standard daily rental rate is displayed below the amenities listing for each vacation home. Rates vary for special events and major holidays and are subject to change up to time of actual reservation. In addition to the total daily charge is a one-time cleaning fee plus applicable taxes. Cancellation

Non Holiday Periods - No charge will be incurred if your reservation is canceled more than two weeks prior to arrival. If canceled within two weeks of scheduled arrival, you will be subject to charges for any nights reserved that we are unable to rebook.

Christmas and New Year Hoilday Periods - If the reservation is canceled prior to November 1st, a $150.00 cancellation fee will be incurred and the balance of your deposit will be promptly refunded. As of November 1st, reservations are considered to be guaranteed. If a reservation is canceled on or after November 1st, no refunds will be made.

Arrival and Departure

After a confirmed reservation, we will send you a Rental Agreement to sign and return for the home. Upon arrival in Ruidoso you will check-in at the office at 2927 Sudderth Drive. You will receive a map and driving instructions to your vacation home, keys and, for those homes with a hot tub, instructions on use & enjoyment. Non Holiday Periods - Check-in is 3:00 pm and after. Check-out is 11:00 am or before. Holiday Periods - Check-in is 4:00 pm and after. Check -out is 10:00 or before. You must return all keys to the office of Cool Ruidoso.Com to avoid replacement charges.

Winter Reservations

Ruidoso, New Mexico is located in the mountains. Snow is possible at any time during the winter months. Unexpected snow storms can occur. Cool Ruidoso.com strongly recommends all guests vacationing in Ruidoso in winter months be prepared for unexpected severe winter weather conditions and have tire chains or four wheel drive vehicle available.

Pets

Sorry, pets are not allowed in any of our homes. Violators of this policy will be accessed a $300 charge and, if still in the home, will be required to immediately vacate the property with no refund for unused days - NO EXCEPTIONS.




Smoking

All owners have requested that their home remain smoke-free. Violators of this policy will be accessed a $300 charge and, if still in the home, will be required to immediately vacate the property with no refund for unused days – NO EXCEPTIONS. Smoking outdoors must be in accordance with local fire restrictions. Please properly extinguish and dispose of all smoking materials. Our community can be a tender box for forest fires. Please use extreme coution when smoking, grilling and with fire place ashes. No charcoal grills (gas grills are OK) and No open out door fires are allowed at any of Cool Ruidoso properties.



Late Arrivals & Early Departures

There are no refunds for late arrival or early departure. The home has been blocked out for the period of your reservation making it unavailable to other guests.



Property Damages

Guests are financially responsible for incurrence of property damages, excessive housekeeping and improper care of a hot tub. Your credit card will be assessed for any damages.

Phone Use

If your vacation home offers a telephone, Long distance usage must be charged to your credit card, a calling card or made with your cell phone. Long distance charges placed on the vacation home’s phone will be assessed to your credit card. Should this occur there will also be a $15.00 processing fee.
